Not all remodeling companies in the Lee’s Summit and Kansas City area are the same — and that’s a good thing! Different renovation businesses have different pros and cons.

Here are the three main types of contractors you’ll find…


Kansas City Contractors

1 — Solo Contractor

Kanas City is full of solo contractors of all different skill levels and specialties. These contractors can be anywhere from highly skilled to totally new to the business. They can often charge less because they have less overhead, which is a huge plus.

The downside is the turnaround time can be slower. Illness/family emergencies can leave your project unfinished until the pro is able to return to the project. And understandably, communication can be a little slow since they’re both completing the projects and manning the phones.

Solo contractors can be a great choice if you’re not worried about the timeline. They can also be great if you want a pro to help with something small / specific.


2 — Small Renovation Team

A small team can be a huge bonus for your home renovation. (Like us here at Haven!)

Small renovation teams often have a renovation crew that handles the renovation itself. They also might have designers or project managers who help you pick products for your space, order materials, communicate with you about your project and make sure things are done according to plan.

Your project will be a group effort. This means the entire demo, renovation and clean-up will be completed much more quickly than if you hired just one person. And your project won’t get paused if one person can’t make it that day.

This method may cost a little bit more than a solo contractor (it varies), but you’ll end up with a finished space in much less time, plus often a one-year guarantee.


3 — Large Renovation Company

Large renovation companies can be nice because they have many people who can assist you. They have larger crews and longer guarantees. They might be booked out for 6 months or more, but they’ll have the fastest turn-around time for big projects. This is especially good if you have a large, full home remodel you need done somewhat quickly.

The downside is that they often come with a larger price tag, due to the costs of running a bigger office or showroom, managing team salaries, a hefty marketing budget and carrying more insurance. The cost could be worth it to you for a longer guarantee and the faster project turnaround time.

Things to Look For

No matter the remodeling company size, here are our top questions to ask when selecting your renovation crew here in the KC metro:

  • Are they licensed and insured?

  • Do they guarantee their work (and for how long)?

  • Are they good communicators?

  • Do they have good reviews or recommendations?

  • And (strong suggestion) — never pay the full amount up front.
